Property Management Plans

We offer tailored property management plans designed to meet the needs of landlords, ensuring both efficiency and peace of mind. Here’s a breakdown of our Basic Service Plan:

Essential Care Plan: 6% of Monthly Rent

Our Essential Care Plan provides core property management services to ensure your property is well-maintained and your tenant relationships run smoothly, all at an affordable rate. This plan includes:

  • Routine Drive-By Inspections: We conduct regular drive-by inspections each month to ensure the exterior of your property is well-maintained and in good condition. In-unit inspections are available for an additional $50, allowing for a more thorough evaluation.
  • Move-In/Move-Out Inspections ($60): We perform detailed inspections at the beginning and end of each tenancy to document the property’s condition, ensuring you have clear records for security deposits and any potential damages.
  • Rent Collection: We handle all aspects of rent collection, ensuring timely payments each month and providing you with consistent cash flow.
  • Tenant & Landlord Communication: We facilitate all communication between tenants and landlords, addressing inquiries, maintenance requests, and concerns promptly and professionally.
  • Tenant Advertising/Placement: From advertising your property to screening applicants, we manage the entire tenant placement process, charging only a 1-month fee for successful placements.
  • Maintenance Invoice Charges: 10% Service Fee

A 10% service charge will be applied to all final invoices for maintenance work. This fee is clearly outlined and provided separately alongside the contractor’s invoice—no hidden fees, just transparency. Please note, pricing may be negotiable in special circumstances, and we’re happy to discuss any specific situations with you directly.

  • Tenant Advertising/Placement: We manage the entire tenant placement process, from advertising to screening, and charge only a 1-month fee for successful placements.
  • Move-In/Move-Out Inspections: A thorough move-in and move-out inspection is conducted at a rate of $60, ensuring proper documentation of the property’s condition and protecting against potential damage.
  • Unit Turnover: We coordinate all necessary cleaning and repairs for a smooth turnover between tenants, minimizing downtime and vacancy.

  • Student Tenant Communication & Coordination: We manage all communication with student tenants, addressing their specific needs and concerns, whether it’s maintenance requests, roommate issues, or lease inquiries. We understand the student lifestyle and are always available to assist.
  • Rent Collection & Accounting: We handle rent collection with a focus on timely payments, ensuring your cash flow remains consistent. Detailed monthly statements are provided for your records, making it easy to track income and expenses.
  • Legal Notices & Lease Compliance (LTB): We ensure that all necessary legal notices and documentation, including Landlord and Tenant Board (LTB) notices, are handled promptly and accurately, keeping you in compliance with all rental laws and regulations.
  • Student Tenant Advertising/Placement: We manage the entire process of placing student tenants, from advertising the property to screening applicants, ensuring you find the best fit. Our placement fee is a one-time cost equivalent to one month’s rent.

Our Vacation Rental Management services are designed to keep your property in excellent condition while providing peace of mind, whether you’re near or far. We offer a range of tailored services to ensure your vacation rental remains secure, well-maintained, and ready for guests at all times. Our services include:

  • Regular Inspections: We conduct inspections every 2-3 days to ensure your property is in top shape, checking for any maintenance issues, cleanliness, and potential safety concerns.
  • Daily Drive-By Inspections: In addition to routine inspections, we offer daily drive-by checks to monitor the exterior condition and ensure your property remains secure.
  • Storm & Weather Monitoring: We provide storm alerts and inspections to assess any weather-related damage or necessary preventative measures, so you’re always prepared.
