[vc_column_text]A guarantor is someone of legal age (usually a parent or relative) who accepts joint financial responsibility for the tenant\u2019s obligation and is liable to pay the rent if the tenant, for any reason, is unable to pay any amount owing (any shortfall in rent, rent arrears, other charges etc.).<\/p>\n
All residents who are not working full time and can provide stable income to support the rent, will require a guarantor.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>What is the deposit?<\/div>[vc_column_text]The deposit is the last month\u2019s rent.\u00a0 Once your application is approved you will need to provide last month\u2019s rent to confirm your tenancy.\u00a0 First month\u2019s rent will be due upon signing the lease, once all tenants are confirmed and a meeting time can be arranged.\u00a0 Instructions will be sent to approved applicants with e-transfer instructions.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>Is there a mail box?<\/div>[vc_column_text]Yes – Ottawa has a community mailbox system.\u00a0 The community boxes are located closeby.\u00a0 Each unit will be provided with one mailbox key to pick up your mail.\u00a0 The key is to be shared by the others in your unit.\u00a0 The box is shared by all in the house.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>Can I smoke in my room?<\/div>[vc_column_text]No.\u00a0 Smoking of any kind is not permitted in the unit at all and this is outlined in the lease.\u00a0 Smoking is only permitted outside and a minimum of 9 meters from any entrance.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>Can I get out of the lease if I need to?<\/div>[vc_column_text]Yes.\u00a0 You have the option to sublet (as a group), or assign (as an individual or group).\u00a0 A sublet is for a specific period after which you plan to return.\u00a0 An assignment is for the remaining period of the lease and any renewal thereafter (you intend to leave permanently).\u00a0 Landlords will provide any necessary paperwork and advertising information as needed.\u00a0 You will be responsible for advertising and finding the new tenant\/sub-tenant and obtaining their application (which we will provide).\u00a0 The applicant must be approved by the landlord(s).[\/vc_column_text]<\/div><\/div><\/div><\/div>
<\/span><\/span>Can I do a shorter term?<\/div>[vc_column_text]Shorter terms are not normally available.\u00a0 Most of our units are rented to groups of 4 people wanting to rent together.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>What is included in my rent?<\/div>[vc_column_text]For students, a private room, shared common spaces, utilities (gas, electricity, water & sewer, and wi-fi), and some furniture\u2014please refer to our \u201cWhat\u2019s Included\u201d page for more detail. For tenants other than students, furniture and utilities are not necessarily included.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>How is rent paid?<\/div>[vc_column_text]Once an application is approved separate instructions will be provided for payment of deposit and on-going rent payments.\u00a0 The preferred method is via e-transfer.\u00a0 Other options are available if required.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>What do I need to buy and bring with me?<\/div>[vc_column_text]You will need to bring your personal belongings, a small dresser\/storage drawers, personal linens (sheets, blankets, towels etc.) along with all kitchen supplies (pots, dishes, cutlery, toaster, kettle etc).\u00a0 You may want to meet with the other tenants to go over kitchen supplies and determine who will bring what.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>Is there extra storage space?<\/div>[vc_column_text]Additional storage space is not available unless otherwise stated in the lease.[\/vc_column_text]<\/div><\/div>
<\/span><\/span>Are pets allowed?<\/div>[vc_column_text]No.\u00a0 This is a private home with shared ventilation.\u00a0 We have a no pets policy as we are trying to respect individual allergies\/sensitivities etc.[\/vc_column_text]<\/div><\/div>
